Published Lennar schedules for January through December 2027 show different assessments by collection. The monthly HOA amounts below exclude a separate $40 monthly food and beverage minimum. CDD amounts appear on the property tax bill.

The published sheets also list several one-time closing charges totaling $9,925, including a $5,000 amenity fee. Applicable amounts and payees must be confirmed for the particular lot and contract. Sports, pool days, and places to gather.
The Kingston South concept includes an indoor sports complex, outdoor courts, a resort pool area, and a restaurant and entertainment space called The Saloon. Lennar describes about 30 acres devoted to recreation and entertainment.
On the courts
Pickleball, tennis, bocce, and other sports are part of the current amenity plan. Ask when each facility is expected to open.
At the pool
A tropical pool setting with family features is planned. Renderings show the vision; the final built details and opening dates can differ.
After hours
The planned Saloon adds dining and live entertainment to the neighborhood’s social side.
