Kingston amenities: the vision and the fine print
Kingston’s two featured neighborhoods have separate amenity plans. We’ll help you see what is proposed, what is built, what is included, and what it costs.
Kingston South
Play, gather, repeat.
The current plan includes an indoor sports complex with pickleball and fitness, outdoor courts, a tropical pool area, and a restaurant and entertainment destination called The Saloon. Lennar describes an amenity campus of approximately 30 acres.

Resort living on its own terms.
Taylor Morrison’s plan includes a culinary center, wellness center, resort pool and spa, fitness facilities, indoor and outdoor pickleball, tennis, bocce, and social programming. Exact access and costs should be checked for your home category.
Esplanade neighborhood guide →The wider Kingston plan
Daily life beyond the gates.
The master plan describes approximately 700,000 square feet of future shopping, dining, and services, plus a connector roadway between Corkscrew Road and State Road 82. A tuition-free charter school is also planned. These pieces will come on their own schedules and may change through approvals and construction.
If a future amenity or school is central to your decision, ask for its current status and make the purchase decision on what can be verified today.
Four useful questions
- Which amenities are open at closing?
- Who can use them, and are there separate fees?
- What construction phases remain nearby?
- Who maintains each facility long term?
