Paradise Luxury Group buyer guide

Buying new construction at Kingston

A good floor plan can still be the wrong purchase if the homesite, costs, or timeline do not fit. Here is the process we use to help buyers make a more informed choice.

Step 01

Define the nonnegotiables

Start with your budget, room count, single- or two-story preference, move date, and the amenities you will actually use.

Step 02

Compare real options

Look at specific lots and plans across the builders. Ask what is included and how design options change the number.

Step 03

Review before signing

Understand the deposit, financing, deadlines, construction changes, inspections, and warranty process in the contract.

Budget

The number on the sign is not the whole number.

Get a written breakdown that includes the base home, lot premium, structural changes, design selections, closing costs, HOA, any CDD assessment, and recurring amenity charges. Builder financing offers can be useful, but compare the full terms with other options.

Ask whether incentives apply only with a preferred lender or title provider, whether a rate offer has an expiration, and whether it changes if the closing date moves.

Bring this to the model.

  1. A realistic all-in budget
  2. Your preferred move window
  3. Three must-have home features
  4. Questions about fees and the lot
  5. Your agent’s contact details

After the contract

Stay involved while the home is built.

Keep a record of selections and change orders. Follow the agreed construction milestones. Confirm access for independent inspections under the builder’s rules, document walkthrough items, and understand how warranty claims are submitted. A new home still deserves careful eyes.
